How do you determine the price to offer on my home?

How are you different from a real estate agent?
Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then takes a percentage of the sale price if they find a buyer. As part of our transparent process, we always strive to ensure our funds are already in place before you arrive, minimizing any waiting time. In some situations—particularly with properties that have code violations or unique circumstances—you may need to sign documents before funding occurs. Rest assured, we maintain clear, open communication throughout the entire process so you’ll always know exactly what to expect.
2 – Mobile Closing: For your convenience, especially if you’re under time constraints, we offer a mobile closing option. We’ll send a professional notary to your location to notarize the closing documents. After signing, you’ll typically receive payment within 1-2 days. The notary will overnight your documents to the title company, who will hold them in escrow until our funds are received. This process protects both parties while ensuring a smooth transaction.
